The Home Buying Process

Are you looking to Buy a Home in Southwest Florida Paradise? There are so many things to consider if you are looking to purchase a home in Southwest Florida.

WHAT IS YOUR CRITERIA?

You must decide what is important to you for your lifestyle. Are you looking for new construction or do you want a resale property to be within a certain number of years old? What proximity do you want to be within for the beach, gulf or boating access, golf course, shopping, schools, etc.? Do you want a gated or non-gated community - do you want acreage? What amenities are you looking for if you are in a gated community? Do you have pets that need to be accepted? Are you looking to rent the property at all? Do you have friends or family that you want to be close to? Do you know specific areas or community(ies) that you wish to consider?

Then focus on the property itself. Are you looking for a single family - coach home or condominium? How many bedrooms and bathrooms would you like? Do you have a minimum or maximum square footage in mind? Are you looking for an open floor plan - contemporary or the more traditional home? If single family, do you want a pool or spa?

Most important is your price criteria. What price range are you looking to stay within? Will you be paying cash or financing your purchase? What type of monthly expenses are you comfortable with for your fees (homeowner dues - required memberships - estimated taxes)?

NEGOTIATIONS

When you are ready to purchase a property, we provide you with the most current market data available. It is also important that as the Buyer you know what your costs are. Take into account the age of the home and what might need to be replaced or repaired in the near future. There are several Purchase Contracts you can use in the State of Florida depending on if the Seller requests a specific one. It is important that you review the Contract terms prior to signature so that you are comfortable with the transaction. Negotiations are strategy and you need as much information as possible when you begin.

INSPECTIONS AND REPAIRS

We recommend with any purchase you obtain a property inspection. We will provide you with the name of several Inspection Companies for you to choose from. Once the Inspection has been completed and if repairs are notated as necessary or recommended, depending on the Contract terms, you may have options to negotiate further and/or cancel the contract. Please note that Contracts have deadlines with regard to all aspects of Inspections.

CLOSING

Deadlines are of utmost importance in real estate transactions as are the coordination of closing transactions. We work very closely with the closing office and any lender involved. We understand what a stressful time this can be and we want you to have a pleasant experience.

A couple of things that we ask of you for closing:

  • Wire Transfers: ALWAYS take the time to make a personal phone call to your closing agent and confirm the wire transfer instructions. Do not accept any wire transfer instructions via email or phone. YOU need to initiate the phone call to verify the wire transfer instructions.
  • Walk-through: We ask that you or someone you feel very comfortable with, do a walk-through of the property before closing. This is simply to double check items from the Inspection - make sure everything is working properly - anything that was supposed to be left remains - etc. We will accompany you/them but just want you to have the final ‘ok’.
